Booking Conditions
We want you to enjoy your stay but ask you to observe the following conditions, which are for the safety and benefit of others, and good management of the park.
General Park Rules
General Safety - Fire protection around the park is a combination of hose reels and water extinguishers. Please note the location of your nearest fire point in case of emergency. Due to public access, all roadways around the park are subject to the road traffic act and the same laws are applicable. A strict 10 mph speed limit applies in all areas. Due to the nature of the Somerset levels there are drainage ditches and areas of open water around the park and farm walk, young children must be supervised at all times in these areas. Chinese lanterns, fireworks, BB guns and drones can be dangerous on site and in the countryside generally and are therefore not allowed to be used on the park. Please be aware of your surroundings, pitches can become worn creating uneven ground so please take care walking on grass areas.
General Conduct - Please respect other people on and around the park, keeping noise to a minimum especially after 10pm. Disorderly conduct will not be tolerated. Children must be accompanied by a suitable adult on the park and supervised at all times in licenced premises. All our shops and bars operate the under 25 policy. The management reserves the right to terminate the stay of any person whose conduct is detrimental to the park or comfort of other visitors. Emergency Services - Please inform either Reception or the Night Warden if you have called any of the emergency services, this will aid the response time in finding you.
Holiday Use Only - Council regulations insist that the park is for holiday use only, therefore working or trading from the park is not permitted. Reception cannot accept any post on behalf of visitors.
BBQs - Contained barbecues are allowed but must be raised off the grass. Fire pits and open fires are not permitted.
Vehicles - Commercial vehicles and vans are not permitted on the park. Customers must not charge electric vehicles on their pitch, please use the charging points located next to the Play Barn and on The Beachcomber car park.
WiFi - The WiFi service at Warren Farm is operated by an external company. Please contact ‘LPIS’ directly for all technical support. Unfortunately we cannot guarantee WiFi signal or speed in all areas of the park.
Alterations to Facilities - We reserve the right to alter or withdraw certain amenities, facilities, activities, opening times and entertainment for reasons beyond our reasonable control.
Bookings - Warren Farm only accepts pre-booked customers. Families and couples only, no groups will be accepted.
Day Visitors - Day visitors are welcome at no extra charge but must observe any site rules and are not allowed to stay overnight.
Cancellation Policy - In the event of cancellation by you, the deposit fee will be retained for administration and the balance returned to you. In the event of cancellation by us due to circumstances beyond our reasonable control, we will seek to offer you alternative dates and roll over your deposit. If alternative dates cannot be agreed, we will offer you an e-voucher or refund as appropriate.
Gift Vouchers - Warren Farm gift vouchers can only be used at Warren Farm Reception and NOT at our shops/venues. Vouchers cannot be re-sold or exchanged for cash. Change cannot be given. Warren Farm cannot be held responsible for any lost or stolen vouchers. Vouchers cannot be re-issued.
Early Departures - If you choose to leave the park before your booked departure date, no refund will be given for the remaining days of your booking.
Development - Warren Farm is committed to long term improvements to the park and re-development of some areas. Construction work may be in progress during your stay. We ask for your tolerance and understanding that this work is essential for the future and we will endeavour to keep any disruption to a minimum.
All persons staying on or visiting the park use the facilities provided entirely at their own risk. Warren Farm Holiday Centre cannot accept any liability for loss, damage or accident to persons or property. In the event of any serious breach of the above conditions, Warren Farm Holiday Centre reserves the right to terminate a holiday and ask offenders to leave the park.
Touring & Camping
Touring Prices - Prices include VAT and electric and are per night for one unit (ie. car and caravan / motorhome / car and tent).
Touring Deposits - General Touring and Camping: Deposits are set at £25 with the remaining balance due on arrival. En-Suite pitches: A £50 deposit will secure your booking, with full payment due 28 days before arrival. You can make voluntary payments at any time leading up to your holiday, either online or by calling our booking office.
Continental Caravans - Continental caravans must be approved by the management prior to arrival, pitches are not suitable for caravans with the main door on the off side.
Pitch Size - A one unit maximum is allowed per pitch; this is one car plus caravan and awning or motorhome and awning or one car plus tent. A maximum of 8 people including children, and up to 4 dogs. Any additional cars may have to be positioned by the management. Pitches must not be overloaded or encroach on fire spacing.
Pets - Please ensure pets are kept on a lead in all areas except the designated dog exercise fields. Please do not leave pets unattended, and clear up any fouling immediately. The management reserves the right to refuse admission or eject from the park any dog which it considers inappropriate as a family pet or a danger or annoyance to others.
Late Arrivals - For the comfort of other visitors we ask guests to arrive before 8pm. If you arrive after 8pm, please see our Night Warden. No arrivals will be allowed to pitch after 10pm.
Pitch Requests - We cannot reserve a particular pitch but will endeavour to put you in the field of your choice and keep groups of families and friends together. This cannot be guaranteed during busy periods. Customers must set up on the pitch marker and ensure there is adequate space from other units to comply with fire regulations.
Disabled Pitches - Available in fields 5 and 6 only, all disabled pitches are fully tarmacked hardstanding with an Astro-turfed awning area so are only suitable for caravans and motorhomes. These may only be booked by blue badge holders.
Security Gates - For security the main gates are locked nightly. If guests wish to leave the park before 8am, please make arrangements with the Night Warden. Car access is available at night via a height restricted barrier adjacent to the main gates.
Arrival & Departure Times - General Touring and Camping: During High Season, check-in from 11am and check-out by 11am. During low/mid season, check-in from 9am and check-out by 4pm. En-Suite Pitches: Guests can check-in from 3pm and must check-out by 10am at all times.
Static Caravan Hire
Caravan Prices - Prices include VAT, electric and gas but please note that bed linen, towels and tea towels are not provided.
Arrival & Departure Times - Bookings are from 3pm on the day of arrival until 10am on the day of departure.
Caravan Deposits - A compulsory deposit of £100 must be paid at the time of booking. Further payments of any amount of money can be made at any time leading up to your holiday, either online or by calling our booking office. The final balance must be paid 28 days before arrival.
Caravan Berth - The number of people staying must never exceed the berth of the caravan. Four berth caravans have two bedrooms and sleep 4 people. Six berth caravans have three bedrooms and sleep 6 people. Sleeping in the lounge area is not permitted, except for infants sleeping in travel cots.
Pets - Sorry, no pets are accepted on our hire fleet, with the exception of one caravan ‘The Dunes’ which allows one dog only.
Breakages - Any breakages must be reported to Reception immediately and paid for to the satisfaction of the management before leaving.

On the rare occasion of the hot tub not working, we will refund you the difference between a hot tub caravan and a standard caravan, for the days it is not in use.
No Smoking - Guests are requested not to smoke or vape inside caravans for the comfort of other users.
Inspection - The caravans are inspected on your departure. Please do not spoil the pleasure of the next occupants by leaving the caravan dirty. The management reserves the right to enter the caravan at any time for service or repairs.
Travel Cots - Travel cots are available to hire from Reception free of charge, please pre-book if required.
Belongings Left Behind - Any personal belongings left behind in caravans must be claimed within two weeks of departure.
